Savasa: Designing Sustainable Compact Residential Architecture for Modern Indonesian Families

For more than three decades, INSADA has delivered architecture and interior design solutions that respond to the unique challenges of each project. Founded in 1990, the Jakarta-based practice has completed more than 200 projects across the healthcare, hospitality, commercial, residential, workplace, and mixed-use sectors, collaborating with leading national and international clients. This multidisciplinary experience—recognised through numerous national and international design awards—has shaped INSADA's approach to architecture: balancing design excellence with technical rigour, commercial viability, and long-term sustainability.
These principles guided the design of Savasa, a compact residential development in Cikarang, West Java, commissioned in 2018 in collaboration with Japanese developer Panahome. While modest in scale, the project presented a complex architectural challenge: how could a compact home deliver spatial generosity, environmental performance, construction efficiency, and the flexibility to accommodate changing family needs?
Rather than treating limited floor area as a constraint, the design team approached Savasa as an exercise in maximizing every square meter—creating homes that feel spacious, flexible, environmentally responsive, and ready to grow alongside their occupants.

Compact Living Without Compromise
Savasa was developed around two residential typologies, each carefully tailored to different family sizes while maintaining a consistent architectural language.
The first typology occupies a 6 × 11 meter plot, providing 62 square meters of built area across two floors. The second sits on a 7 × 12 meter plot with a total built area of 72 square meters, also arranged over two levels.
Although modest in footprint, both house types were meticulously planned to support comfortable daily living. Every interior decision was guided by functionality, efficient circulation, and the elimination of wasted space.
On the ground floor, the open-plan layout seamlessly integrates the living room, dining area, and compact kitchen into a cohesive family space. The staircase was designed to occupy the smallest possible footprint while incorporating a powder room beneath it—transforming what is often residual space into a highly functional amenity.
The upper floor accommodates the family's private spaces. The smaller typology provides two bedrooms, while the larger version offers three bedrooms, allowing buyers to select a home that matches both their current lifestyle and future aspirations.
Through disciplined space planning, the houses demonstrate that compact architecture does not require sacrificing comfort or usability.

Designing for Indonesia's Tropical Climate
Climate-responsive architecture was a fundamental design consideration throughout the project. Located in Cikarang, where temperatures remain consistently warm throughout the year, reducing dependence on mechanical cooling became a key objective.
The planning strategy emphasizes passive cooling, beginning with cross ventilation. The primary living and dining areas are positioned to connect directly with both the front and rear gardens, allowing natural airflow to move freely through the house. This continuous air movement improves indoor comfort while reducing reliance on air conditioning.
Beyond the floor plan, the roof was carefully engineered to become an active environmental element rather than merely weather protection.
The distinctive roof profile, inspired by contemporary Japanese residential architecture, incorporates concealed slotted ventilation openings that allow cooler outside air to enter the roof cavity. As air moves through the ceiling space, accumulated heat is naturally expelled before it transfers into the occupied rooms below.
This passive ventilation strategy significantly lowers temperatures on the second floor, improving thermal comfort while reducing long-term energy consumption. It is a simple yet highly effective architectural solution that works continuously without requiring additional maintenance or operational costs.
The project's commitment to environmentally responsive design ultimately earned recognition at the Green Property Award, acknowledging Savasa's contribution to sustainable residential architecture in Indonesia.

A Home Designed to Grow
One of the most valuable insights obtained during the project's market research was that many Indonesian families were not simply purchasing a house—they were investing in a home that could evolve over time.
Multi-generational living remains common across Indonesia, and buyers frequently anticipate accommodating parents, relatives, or future children as family circumstances change.
Rather than treating expansion as an afterthought, the architecture was intentionally planned to support future growth.
Both house typologies reserve sufficient backyard space to accommodate an additional bedroom or living extension when required. This concept of the "growing house" enables homeowners to expand without fundamentally altering the original planning logic or disrupting the overall architectural composition.
By anticipating future adaptation, the homes remain relevant for many years beyond initial occupancy, providing greater long-term value for residents.

Engineering Innovation Through Precast Construction
While the spatial and environmental challenges were considerable, one of the project's greatest technical achievements came through its construction methodology.
The client requested that Savasa be executed using a cast-on-site precast construction system, requiring both the structural framework and wall assemblies to function as an efficient kit of standardized components.
This approach introduced several engineering constraints.
Each precast panel had to remain within the lifting capacity of the construction crane, limiting panel dimensions while simultaneously encouraging the reduction of unique mold types. Fewer mold variations translate directly into greater manufacturing efficiency, lower production costs, and improved construction speed.
However, excessive standardization can often limit future flexibility.
INSADA therefore developed a modular structural strategy that minimized the number of precast panel types while preserving the architectural adaptability required for future home extensions.
Achieving this balance demanded close coordination between architectural design and structural engineering. Every wall location, opening, and structural element was evaluated not only for construction efficiency but also for its ability to accommodate future renovations without compromising structural integrity.
The result is a housing system that combines industrial efficiency with long-term flexibility—an increasingly important consideration for contemporary residential developments.

Japanese Design Principles Interpreted for Indonesia
Savasa draws inspiration from the clarity and restraint commonly associated with modern Japanese residential architecture. Rather than replicating a particular style, the design adopts principles that emphasize simplicity, efficiency, proportion, and purposeful detailing.
Clean rooflines, disciplined massing, generous natural lighting, and carefully organized interior layouts create homes that feel calm and uncluttered despite their compact dimensions.
Importantly, these principles were adapted—not copied—to suit Indonesia's tropical climate, local construction practices, and cultural patterns of family living.
The result is architecture that feels contemporary while remaining practical, contextually appropriate, and highly livable.

Delivering Lasting Value Through Thoughtful Design
Savasa demonstrates that successful residential architecture is not defined by size but by the quality of its planning.
Through intelligent space optimization, passive environmental design, adaptable planning strategies, and innovative precast construction, the project transforms a compact footprint into a comfortable and future-ready family home.
For INSADA, the project reflects a broader design philosophy: architecture should respond equally to climate, construction, economics, and the evolving lifestyles of its occupants. Every square meter should work harder, every design decision should create measurable value, and sustainability should emerge naturally through thoughtful planning rather than expensive technology.
